What is the Let Property Campaign?

HMRC’s standing voluntary disclosure facility for individual landlords who have not fully declared rental income from residential property.

🏠

Who it covers

Individual landlords letting residential property in the UK or abroad — single or multiple properties, holiday lets, Airbnb, rooms above the Rent-a-Room threshold, and inherited properties.

📋

What it does not cover

Companies, trusts, and non-residential property (shops, garages, commercial units). These use different disclosure routes.

⏱️

90-day process

You notify HMRC of your intention, receive a Disclosure Reference Number, then have 90 days to submit the full calculation and payment.

⚠️

Why coming forward first matters

An unprompted disclosure (you contact HMRC first) almost always attracts significantly lower penalties than a prompted one after HMRC has already written to you. HMRC uses data from Land Registry, letting agents, deposit schemes and banks — so waiting increases both the chance of contact and the penalty range.

How the Process Works

We guide you through every stage so nothing is missed and your disclosure is accepted first time.

Notify HMRC

We submit the notification via the Digital Disclosure Service on your behalf and obtain your unique Disclosure Reference Number.

Gather & Calculate

We reconstruct rental income and allowable expenses year by year, apply the correct mortgage interest rules, and calculate tax, interest and the appropriate penalty.

Submit Disclosure

Within the 90-day window we submit a complete, well-documented disclosure and formal offer to HMRC.

Settle & Close

We manage any follow-up questions, help with payment arrangements if needed, and confirm the matter is closed.

How Far Back Can HMRC Go?

The look-back period depends on the reason the tax was underpaid.

4 yrs

Reasonable care

Genuine mistake despite taking reasonable care. Look-back is usually limited to 4 years.

6 yrs

Careless behaviour

Failure to take reasonable care. HMRC can normally go back 6 years.

20 yrs

Deliberate or failure to notify

Where income was deliberately omitted or you never registered, the period can extend to 20 years.

Frequently Asked Questions

Clear answers to the questions landlords ask most often.

Is the Let Property Campaign still open?
Yes. It is a standing HMRC facility with no announced end date. You can notify at any time.
Can I use it if HMRC has already written to me?
Yes, but the disclosure will be treated as prompted, which usually means a higher penalty range. It is still better than ignoring the letter.
Does it cover Airbnb and short-term lets?
Yes. Income from holiday lettings and short-term platforms is included in the campaign for individual landlords.
What if I cannot pay the full amount at once?
HMRC may agree a time-to-pay arrangement. We can help request and negotiate this as part of the process.
Will making a disclosure trigger a full investigation?
A complete and accurate voluntary disclosure is designed to settle the matter without a wider investigation in the majority of cases.
Do you work with landlords outside London and Manchester?
Yes. We support clients across the UK and non-resident landlords with UK rental property.
